We customize our service to your needs. No two investment owners are the same. Some require everything from collecting rents, maintenance,inspections and landcaping, to just collecting incoming rents. We will meet with you to make sure the correct steps are taken to protect your investment.

Full Service Property Management
1st Month We charge a one-time set-up fee of $199.
10% Monthly Rent Collected Rents are promptly deposited upon receipt, with the exception of Sundays and holidays
Marketing We take digital photos and upload them to our website along with information about the property, description of the home and directions
Lease Renewal $275
Court Eviction Flat Fee $349
Monthly Reports We provide our clients easy to read and easy to undertand statements and someone to call if you have questions. For our clients out of state or just for your convenience, we can email your statement.
Status Reports Status of all accounts on the 5th of each month and send out 72 hour notices to delinquent tenants. The eviction process will begin if rents are not recieved by the 10th of each month. We make every effort to collect from the tenant. Every delinquent tenant will be discussed with you before legal action is taken
Quarterly Inspections Inspections occur 3 times yearly. External inspections occur in the fall and spring. These inspections cover trimming plants away from the home, cleaning gutters, inspecting the roof for damaged shingles and moss growth, caulking windows, covering vents and outside faucets. You will be charged the maintenance rate of $40.00/hour.

Accounting Software Technology We provide our clients easy to read and easy to undertand statements and someone to call if you have questions. For our clients, out of state or just for your convenience, we can email your statement.
Perform Maintenance We will send you a detailed monthly report that shows rents received and expenses paid for the previous month,on call 24/7. If you would like to do your own maintenance, we would be happy to walk the property with you to identify areas of concern and to make your property most rentable.
Eviction Service Plus $25/mo Ease your mind regarding expenses associated with an eviction. Sign up for this service and we will prepare and file your paperwork, plus cover all associated fees and attend the initial eviction hearing.
